What the Numbers Mean
Sales volume across the region jumped 10.2% in July compared to last year, which is a meaningful bounce. Prices are up modestly — the regional median at $410,000 is 3.8% ahead of July 2025, and most West Metro cities are holding or gaining.
Plymouth was the standout story this month. 125 closed sales, up 13.6%, with a median of $540,000 (+5.4%). Days on market dropped to 29 — down 29% from last year. That is a fast market. Buyers are not sitting on their hands in Plymouth right now.
New Hope is one of the tightest markets in the West Metro. Only 19 days on market, 2.0 months of supply, and sellers are getting 101.7% of list price. If you are an investor looking at the $350K–$425K range, New Hope and Crystal are where the action is.
Eden Prairie saw prices jump 11% year-over-year to $505,000. Sales were up 10.7%. That kind of price appreciation alongside volume growth tells you demand is real, not just low supply artificially pushing prices.
Edina continues to be its own market. The median hit $745,000 in July, up 8.8%, and days on market collapsed — down 43% to 42 days. Fewer homes sat around. What listed sold quickly.
Wayzata is a different story. The median sale price dropped to $1,500,000 — down 28.6% from July 2025. Only 11 sales. DOM at 143 days. This is not a market in distress; it is a luxury market with thin volume where a few large or small sales swing the median significantly. One or two outlier transactions in a month of 11 sales can move the number 20–30% either direction. The underlying demand for Wayzata-area properties remains strong — Orono next door had 19 sales with a median of $870,000 and days on market dropped 67%.
For Investors: Where to Focus
The BRRRR sweet spot — ranches in the $300K–$450K range — is still alive in New Hope, Crystal, and Golden Valley. New Hope had a 101.7% list price ratio this month, which means you are competing against other buyers. Off-market and early-listing outreach matters more than ever in these sub-markets.
Golden Valley had the biggest sales volume jump in the core West Metro — up 33.3% — but the median price dipped 8.9% to $460,000. More buyers, slightly lower prices. Worth watching if you have been priced out of the area recently.
Inventory is still limited everywhere. The regional months supply of 2.9 is roughly half of what a balanced market looks like. That is not changing this year. If you find a property that pencils, move on it.
